Sentinel represents its investors, not borrowers, so brokers retain client control
throughout the financing process.
When submitting a financing request to Sentinel, it’s helpful for brokers
to focus on the following things:
- Sentinel has no product matrix or rate sheet. Loans are tailored to meet the specific needs and strengths of each request.
Each request should be accompanied by:
- A complete balance sheet, with details of all real estate holdings, whether partial interest or total interest, whether direct interest or partnership interest or other indirect interest.
- A brief explanation of the financing request (What’s going on? Private capital is not normally the cheapest conceivable alternative for a borrower. Why Sentinel?).
- A clear representation of the use of funds (traditional Source and Use of Funds statement preferred).
- A description of the property intended as the primary collateral.
